Listed below are services provided, but not limited to, when choosing a package with us. Packages start at $2000 a month.


  • Exterior Property

  • Perform 360 degree walk of property

  • Confirm water meter at street is not running

  • Look for signs of vandalism, burglary, and theft

  • Check for noticeable drainage problems

  • Check water spigots/ hose bibs for water leaks

  • Confirm exterior lights are functioning

  • Check for signs of roof for damage from ground

  • Check window screens and screen enclosures for damage

  • Check gutters for obstruction from ground

  • Check soffits for cracks

  • Check house siding for cracks and damage

  • Check windows for cracks

  • Lubricate door handles, sliding doors etc. to avoid salt corrosion

  • Check that the shutters are property installed

  • Check propane tank level

  • Check outdoor lighting and landscape Lighting and change when necessary

  • Check and test outlets (bimonthly)

  • Lawn and Garden

  • Check water spigots/ hose bibs for water leaks

  • Check lawn for signs of insects, fungus, overwatering and underwatering

  • Check trees, plants etc. for insects, fungus, overwatering and underwatering

  • Confirm lawn care service is being performed

  • Check irrigation controller to ensure correct watering days and time

  • Test irrigation system for faulty sprinklers

  • Light leaf blowing of pathways and driveways every other day landscapers are not scheduled

  • Blow gutters if overfilled with debris when necessary

  • Pick up debris, big branches in yard after storm that does not require machinery

  • Pool and Spa

  • Check pool water lever is above skimmer. Add water if needed

  • Check pool skimmer and remove debris

  • Confirm pool and spa pump is running during the day only

  • Fire up pool and spa heaters as necessary

  • Check area around pool and spa and make sure there are no cracks in structure

  • Mail

  • Check mail and bring inside. Alert home owner of important mail and forward if necessary

  • Check for packages and bring inside

  • Remove newspaper, flyers, etc. from entryways

  • Check for flyer, advertisements, etc. and bring inside or place in recycle bin

  • Interior Property

  • Test alarm system to confirm it is functioning properly

  • Check that the house doors are locked

  • Check that all windows are closed and locked

  • Check that the garage door is closed and locked

  • Check windows for cracks

  • Check window frames and window sills for sign of water damage and leaks

  • Check doors for sign of water damage and leaks

  • Check smoke alarms and replace batteries

  • Lubricate door handles, sliding doors etc. to avoid salt corrosion

  • Water plants as needed

  • Check if gas is working on stovetop

  • Check lighting and switch bulbs when necessary

  • Check and test outlets (bimonthly)

  • Water Related

  • Run faucets to lubricate seals and keep trap full to prevent odors and insects

  • Flush toilets to lubricate seals, refill bowl with water and keep scum ring from forming

  • Check toilets for leaks using blue dye tablets (monthly)

  • Check under sinks for water leaks

  • Check behind toilets for water leaks

  • Check water min valve for leaks

  • Check hot water heater for water leaks and rust

  • Check ceiling for signs of water damage and leaks

  • Run hot water to flush sediment from hot water heater

  • Wipe sinks after running water to prevent rust stains from forming

  • Check water filters to make sure they are not expired and replace

  • Air Condition, Heat, Humidifiers

  • Confirm AC and heat are working properly

  • Check AC temperature

  • Empty and refill damp-rid container o remove excess humidity

  • Check humidity level

  • Check air temperature coming from vents

  • Check AC vents for condensation leaks

  • Check and replace AC filters as necessary

  • Check AC drain line and flush (weekly check and monthly flush)

  • Check air purifiers and empty and replace filters if needed

  • Pest

  • Check for signs of mold and mildew

  • Check for bugs (termites, ants, roaches)

  • Check for rodents

  • Appliances

  • Check refrigerator and freezer temperature

  • Check ice maker and clean/rotate ice when needed

  • Run and lubricate garbage disposal

  • Check washing machine connection for water leaks

  • Check and reset clock on appliance in case of power outage

  • Short cycle the dishwasher monthly to lubricate the seals

  • Additional Task

  • Check car trickle charger or battery tender

  • Check golf cart tire and batter water level, fill as needs

  • Check boat dock condition

  • Check boat condition

  • Top off fuel for automobiles

  • Start vehicles and check battery and tire pressure

  • Vacuum and Mop monthly for dirt so it does not accumulate on furniture or baseboards etc.

  • Light dusting of flat surfaces, trash removal etc.

  • Rinse, move and store furniture at the end of season and beginning of season

  • Make sure generator comes on once a week if applicable

  • Check that fire extinguishers are up to code and dated correctly
